The only thing selling here at Fairfax Ridge are Short sales.  There are 17 under contract right now, 11 are short sale. Short sales are taking 3-5 months to close, if you have a good agent and negotiator. We are having very good luck with Chase in negotiating our short sales and making sure the sellers do not have to repay their debt.
