Interest Rates Drop !!

I just wanted to shoot a note. Interest rates just took a huge dip today ! I am going to get more info from my Lender hopefully before Thanksgiving.

This means if you have been on the fence to buy , you need to get in the game today ! If interest rates go back up to where they were the other day, you overall payment goes way up and how much home you can afford goes way down!

A 300k loan last week will be over 10k more a year than a 300k loan today !

OBSERVATIONS
1 bedroom units. The short sales and bank owned properties that are for sale are priced agressively to sell. There are two regular sales and they of course the highest priced 1 bedroom units.
2bedroom units. All 5 of the regular sales here are the highest priced 2bedroom units.
If you are upside down on your mortgage and are thinking about selling. Read my previous blog on short sales and how this is going to be the next big thing banks focus on! This will prevent you from having to get foreclosed on. Contact us for more info.
As far as the two bedroom that just sold. Notice that the owner listed it at 329 and it sold for 250k. Now this means one of two things. Either they short saled it and the bank approved the price ( I dont think this happened) or more than likely, they had money put into the condo and took that loss. Now if they are planning to buy then they will obviously make that loss difference up in the new place they buy. Its common sense. You are now buying your current home at a much lower price. You buy real estate for 5-10 years. By that time your new home will have appreciated and you make up the difference if not more.

Short Sales Are IN !

Ok I have strongly been against short sales and so have many agents for a long time. The reason being: They take months and there is no guarantee the bank will even let the property go... well... good news is finally here!

We had a team meeting today and they were discussing how some of the top banks that deal with foreclosures are going to stop forclosing on homes!

What does this mean ? Short Sales are where its at. This is going to take a couple months to implement but banks will be working with current owners to adjust their mortgage payments or letting them short sale. The short sale process shouldn't take as long as it has in the past !

I know a lot of Fairfax Ridge Condo owners are upside down. Now is the time to get more information about this. Please contact us to see how we can help you in your situation. Not any agent can do short sales. You need an experienced agent and a team of negotiators to work with you and negotiate with the bank.

Fairfax Ridge Condo Weekly Update 11/08/08-11/14/08

These have previously been on the market but were taken off and now back on.... and will probably be on the market for a long time.

This short sale below was under contract the last couple weeks but did not make it through. Short sales are very tough to close and 9 out of 10 times not worth the hastle. Ask us for advice on trying to purchase a short sale.

OBSERVATIONS

Interesting Fact - 13 of the 14 sales this year have been 2 bedroom units.
So do not be suprised if next week the 2bedroom bank owned unit that just came on the market is under contract.
Well as you can see from our stats 2bedroom units priced correctly and rental condos at Fairfax Ridge are doing awesome ! You wouldn't think rentals would be doing good this time of the year but they are. We can help you get your unit rented. Contact us
It looks like to me there are about 7 overpriced 2 bedroom condos that will sit on the market for a while and its hard to say about the 1 bedroom units. You should not be priced higher than a 2 bedroom unit, thats just plain sense. So probably around 5 overpriced 1 bedroom units.

Fall Maintenance Checklist
- Have HVAC unit serviced and turn on utility closet space heater when the temperature drops below 40 degrees

The scheduled dates for the exterminator to come in November are the 10th and 24th between 9am and 12pm. This service is only offered to those who are experiencing trouble with pests, and residents must be home at the time of treatment to allow entrance into the unit.

What I Did This Past Week

If all you care to read is about Northern Virginia Real Estate then you probably should just scroll down :) I will refrain from work related activities as much as I can in these blogs :) I try to stay active in the Fairfax Area and from time to time I am sure there might be a good recommendation in this blog for places to go or see.

I help coach a 14u baseball team and our season just came to an end. They are a travel team and the best 14u kids in northern virginia, we lost 3 games all fall! My mens softball team fall season also came to a close and we got 2nd place in division 7. We messed up the last game of the season or else we could have won 1st. Needless to say I am going to have lot more time on my hands !

And that brings us to Halloween. Every year around Halloween time I try to have a HUGE halloween party for all my friends and their friends. My fasciantion with Halloween all started back in college, when our school had a massive haunted halloween house that they transformed each year and had 1000's going through each weekend. I worked as a zombie or some other dead scary person for 4 years and then my 5th year I had my own room !!! We had a scary childs bedroom and the theme was jack in the box with scary clowns everywhere, it was awesome !!

But anyway, we had our halloween party on Nov 1st and it was a hit again ! at one point we had close to 150 people in our townhome ! lol To our surprise the neighbors next store, never called the cops (every party we have had, she has called the cops) So it was a hit and to this day, I am still cleaning up the house !

This past week was very unique and fun. I totally recommend doing this by the way. We went for a stroll through old town Alexandria. There are many walking tours and self guided tours and its just so much fun to see the character there. If you get a chance you need to walk by Lord Fairfax's house and just be in awe and wish you could own that house ! It is directly across the street from George Washingtons Alexandria townhome.

So on that theme of going back in time and finding out more about our US history, the next day we went to Mt. Vernon. I had not been here since highschool and last time I was here was 2 years ago for a wedding but at that time we just stayed in the restaurant (excellent by the way)

So we decided to do the National Treasure tour, based on the movie, it was an extra 5$ and you go to a couple places that ordinary guest dont get to see, like the basement of George Washingtons home ! I will not ruin the tour for you, but if you have a day to spend at Mt. Vernon its a lot of fun ! I heard during Christmas time they open up the top level of the home and that this is the only time of the year you get to go up there. Might be worth checking it out.

This upcoming weekend two of my friends are having a huge bday blow out that already has over 100 people attending ! I am sure there might be some excellent stories coming out of this.

OBSERVATIONS

I posted yesterday the interesting fact for Fairfax Ridge. 13 of the 14 sales this year have been 2 bedroom units. Well it looks like we will be adding two more to this statistic. The 2 condos that are currently under contract are two bedroom units. These are both bank owned units and the bank has priced these to sell and sell quickly. 5 days on the market for the latest one !!
Good news for regular sales it looks like there are no more bank owned 2 bedroom units for the time being.

Did you know that in 2008, 13 of the 14 sales at Fairfax Ridge were 2 bedroom units. ?!?!

We understand a lot of Fairfax Ridge condo owners are in terrible situation and can't sell because the prices have come down so much.
