Fairfax Ridge Condo Weekly Update 12/27/08-1/02/09

INTRODUCTION

This was a little bit a movement this past week right before the new year. There are currently 5 condos under contract. 2 of these are short sales and 3 are bank owned. Regular sales are very rare right now at Fairfax Ridge. Because most owners at Fairfax Ridge owe more than what the market is selling it for.

Buyers - There are are some great deals on short sales and bank owned properties here. But you have to make sure you have a good agent who knows the area and what is going on with these banks and how to negotiate with them. Otherwise you can be hoping to get a house for a couple months instead of buying your next home.

Sellers- We are very aware that the market is causing you to hold on to your condo and possibly even losing a lot more money each month then you antcipated. If this is the case please contact us. OBSERVATIONS

Feb / Mar are some of the best time to sell your home. No matter what the market is like. Interest Rates Drop !!

Now is the best time to buy ! If you have 3-4% to put down. Roughly $10,000

If you wait to make the decision to buy and the interest rates go back up like they will. You could be paying roughly $200 more a month and thats almost $75,000 more over the life of the loan. Not to mention your loan amount that you would be pre approved at would be less, than what you would be pre approved for now.

As far as sales in the last couple weeks. Only the bank owned properties are selling here. All the regular sale owners are reluctant to drop their price to the current market value and will continue to sit on the market. We will continue to see more short sales on the market.

There are some great opportunities to buy here at Fairfax Ridge. Especially with the interest rates at an almost all time low! If the interest rates were to go back up to normal around 6.5% your payments would increase over 200$ a month for 30 years! Now is the time to buy if you have 3-4% to put down. Roughly 10k

If you can take a couple hundred dollar hit a month and then want to buy another place at a very low price. We can help you. A lot of owners are taking a couple hundred dollar hit a month by renting out but expecting to make that up in their new home.

Interest Rates Drop !!

I just wanted to shoot a note. Interest rates just took a huge dip today ! I am going to get more info from my Lender hopefully before Thanksgiving.

This means if you have been on the fence to buy , you need to get in the game today ! If interest rates go back up to where they were the other day, you overall payment goes way up and how much home you can afford goes way down!

A 300k loan last week will be over 10k more a year than a 300k loan today !

OBSERVATIONS
1 bedroom units. The short sales and bank owned properties that are for sale are priced agressively to sell. There are two regular sales and they of course the highest priced 1 bedroom units.
2bedroom units. All 5 of the regular sales here are the highest priced 2bedroom units.
If you are upside down on your mortgage and are thinking about selling. Read my previous blog on short sales and how this is going to be the next big thing banks focus on! This will prevent you from having to get foreclosed on. Contact us for more info.
As far as the two bedroom that just sold. Notice that the owner listed it at 329 and it sold for 250k. Now this means one of two things. Either they short saled it and the bank approved the price ( I dont think this happened) or more than likely, they had money put into the condo and took that loss. Now if they are planning to buy then they will obviously make that loss difference up in the new place they buy. Its common sense. You are now buying your current home at a much lower price. You buy real estate for 5-10 years. By that time your new home will have appreciated and you make up the difference if not more.

Short Sales Are IN !

Ok I have strongly been against short sales and so have many agents for a long time. The reason being: They take months and there is no guarantee the bank will even let the property go... well... good news is finally here!

We had a team meeting today and they were discussing how some of the top banks that deal with foreclosures are going to stop forclosing on homes!

What does this mean ? Short Sales are where its at. This is going to take a couple months to implement but banks will be working with current owners to adjust their mortgage payments or letting them short sale. The short sale process shouldn't take as long as it has in the past !

I know a lot of Fairfax Ridge Condo owners are upside down. Now is the time to get more information about this. Please contact us to see how we can help you in your situation. Not any agent can do short sales. You need an experienced agent and a team of negotiators to work with you and negotiate with the bank.

According to MLS, there was 1 new listings this week. This is bank owned. DO NOT EXPECT THIS ONE TO LAST LONG. 2 listings have come back on the market. 1 is a short sale and one is a regular sale. These have previously been on the market but were taken off and now back on.... and will probably be on the market for a long time.

This short sale below was under contract the last couple weeks but did not make it through. Short sales are very tough to close and 9 out of 10 times not worth the hastle. Ask us for advice on trying to purchase a short sale.

Interesting Fact - 13 of the 14 sales this year have been 2 bedroom units.

It looks like to me there are about 7 overpriced 2 bedroom condos that will sit on the market for a while and its hard to say about the 1 bedroom units. You should not be priced higher than a 2 bedroom unit, thats just plain sense. So probably around 5 overpriced 1 bedroom units.

What I Did This Past Week

If all you care to read is about Northern Virginia Real Estate then you probably should just scroll down :) I will refrain from work related activities as much as I can in these blogs :) I try to stay active in the Fairfax Area and from time to time I am sure there might be a good recommendation in this blog for places to go or see.

I help coach a 14u baseball team and our season just came to an end. They are a travel team and the best 14u kids in northern virginia, we lost 3 games all fall! My mens softball team fall season also came to a close and we got 2nd place in division 7. We messed up the last game of the season or else we could have won 1st. Needless to say I am going to have lot more time on my hands !

And that brings us to Halloween. Every year around Halloween time I try to have a HUGE halloween party for all my friends and their friends. My fasciantion with Halloween all started back in college, when our school had a massive haunted halloween house that they transformed each year and had 1000's going through each weekend. I worked as a zombie or some other dead scary person for 4 years and then my 5th year I had my own room !!! We had a scary childs bedroom and the theme was jack in the box with scary clowns everywhere, it was awesome !!

But anyway, we had our halloween party on Nov 1st and it was a hit again ! at one point we had close to 150 people in our townhome ! lol To our surprise the neighbors next store, never called the cops (every party we have had, she has called the cops) So it was a hit and to this day, I am still cleaning up the house !

This past week was very unique and fun. I totally recommend doing this by the way. We went for a stroll through old town Alexandria. There are many walking tours and self guided tours and its just so much fun to see the character there. If you get a chance you need to walk by Lord Fairfax's house and just be in awe and wish you could own that house ! It is directly across the street from George Washingtons Alexandria townhome.

So on that theme of going back in time and finding out more about our US history, the next day we went to Mt. Vernon. I had not been here since highschool and last time I was here was 2 years ago for a wedding but at that time we just stayed in the restaurant (excellent by the way)

So we decided to do the National Treasure tour, based on the movie, it was an extra 5$ and you go to a couple places that ordinary guest dont get to see, like the basement of George Washingtons home ! I will not ruin the tour for you, but if you have a day to spend at Mt. Vernon its a lot of fun ! I heard during Christmas time they open up the top level of the home and that this is the only time of the year you get to go up there. Might be worth checking it out.

This upcoming weekend two of my friends are having a huge bday blow out that already has over 100 people attending ! I am sure there might be some excellent stories coming out of this.

OBSERVATIONS

I posted yesterday the interesting fact for Fairfax Ridge. 13 of the 14 sales this year have been 2 bedroom units. Well it looks like we will be adding two more to this statistic. The 2 condos that are currently under contract are two bedroom units. These are both bank owned units and the bank has priced these to sell and sell quickly. 5 days on the market for the latest one !!
Good news for regular sales it looks like there are no more bank owned 2 bedroom units for the time being.

Interesting Fact

Did you know that in 2008, 13 of the 14 sales at Fairfax Ridge were 2 bedroom units. ?!?!

We understand a lot of Fairfax Ridge condo owners are in terrible situation and can't sell because the prices have come down so much.

OBSERVATIONS

I have been talking with a lot of the home owners at Fairfax Ridge and a lot of them just can not sell there condo right now, but they would love to. They are deciding to rent it out instead. If you would like help getting your condo rented and getting the most rental income you can and get qualified renters. Please contact us
A good thing to remember though is yes you might be taking a hit on selling your condo now, but..... the next home you buy, you know you will be buying it at a much lower price than you would have , if you bought it 3 years ago. So look to build equity in a townhome or single family home, if you are living within your means.
Also after talking with our lenders it looks like for some people they might have to sell their condo if they are going to buy another place. Because lets say your condo is worth 300k and you are thinking yeah I will just rent it out and buy a townhome for 400k. Well new lending restrictions will require you to qualify for a loan for the price of both of those (700k) they are not taking into consideration rental income now. So some owners will just have to sell their condo to move up to a townhome or single family.

OBSERVATIONS

Fairfax Ridge Current condos have been on the market for an average of 105 days. Now there are 4 condos that have skewed this average very high. These are all regular sales and by the numbers these owners are relectant to drop there price to the current market level, because either they owe more on their mortgage or think their condo is worth more. Either way, they will continue to sit on the market longer. These 4 condos have been on the market averaged between them 327 days. Do not make the mistake of overpricing your condo or you will end up like them.

Bank owned condo sales in Fairfax Ridge still dominate the sales volume this year, but a few regular sales are getting through. Make sure you interview the right agents. We would love for you to at least interview our team to see if we are the best fit for you. You owe it to your self to hire the most knowlegable and capable realtor to get your most important investment sold.

OBSERVATIONS

It looks like the bank owned condos are selling much more quickly then regular sales. If you are thinking about selling, make sure you price your condo competitively or it will sit on the market for at least 5 months.

The price range for Fairfax Condos is excellent for first time home buyers and we have a lot of people looking at these condos. But you have to know what condos are selling for around you and at other condo developments to give your condo the best chance of selling.

Fairfax Ridge Condo Owners

Ok now lets look at the data this year for the current state of the market for you owners of the Fairfax Ridge Condos.

10/08/2008

There are currently 19 active condos on the market

In the last 30 days there are 4 condos that have sold or are under contract.

These numbers are telling us that condos in this development are sitting on the market for 3-4 months.

Now it does look like more 1bedroom and 2 bedroom condo units are selling better than the 3 bedroom units. But lets keep in mind you have to have this unit priced right for it to sell or else it will sit on the market just like the 7 current ones that have been on the market over 100 days !

It looks like there are currently 4 short sales and 1 bank owned property here. I am going to get more information on these and post it to my blog asap.

Global Banks Unite in Unprecedented Rate Cuts
Ben Bernanke and the Fed brought financial aid to the streets, lowering the Federal Funds Rate and Discount Rate by 0.50%. In an unprecedented emergency move, central banks across the globe joined in lowering interest rates. This move follows Washington's passing of the $700 billion Rescue Plan. From Wall Street to Main Street, a common concern has been heard by Washington. "We need money... no, let me rephrase that...we need cheap money."

Home loan rates have benefited from the weakness in the financial markets. Fixed rate mortgages remain very attractive. However, the Fed lowers short term interest rates to shore up financial markets. This could cause home loan rates to rise in the coming weeks and months if confidence returns to the stock markets.
